If you’d like to proceed, complete our short application form. We’ll need your basic details, proof of ID, proof of income, and information for referencing. We’ll never run a check without your consent.

We carry out standard affordability and reference checks. Some tenants may need a guarantor depending on income or student status.

Once approved, you’ll pay a holding deposit to secure the property. Your tenancy agreement will then be issued for signing. All deposits are protected under MyDeposits, giving you full legal protection.

On move-in day, we’ll complete an inventory check and hand over your keys. You'll receive all tenancy documents, emergency contact details and support information.

A guarantor is needed only if you do not meet the standard affordability criteria (e.g., limited income, student status, or no previous renting history). If required, your guarantor must be over 18, UK-based, and meet the affordability threshold.


It depends on the property. Some rentals are bills-inclusive, while others require you to arrange your own utilities. Each listing clearly states what is and isn’t included, and you can always ask us during a viewing.


Your deposit is protected in MyDeposits, which ensures it is securely held and only used in accordance with UK rental law. You’ll receive full confirmation and legal documentation as soon as your deposit is registered.


In many cases, yes — as long as:

  • the property is ready,
  • your referencing is complete,
  • and your tenancy agreement start date is agreed.

Just let us know your preferred move-in date and we’ll confirm what’s possible.


Most properties do allow couples, but some buildings have specific occupancy rules. Each listing will state this clearly, or you can ask us directly before you apply.


Some properties come with bills included, especially student or all-inclusive lets. Others require tenants to manage their own utilities. The listing will always specify whether bills are included.


If you don’t pass referencing, don’t worry, you may still be able to rent the property by:

  • providing a suitable guarantor, or
  • paying a higher deposit (only if legally permitted), or
  • offering alternative proof of income.
